Take advantage of the Neighborhood Housing Services, Inc. and NHS Lending, Inc.’s loan programs and receive 100% financing. Clients are required to invest a minimal 1% of the purchase price or $1,000.00 (lesser of the 2). These programs are available in the state of Idaho.
Loan Details:
- 100% financing. 1% of the purchase price or $1,000 (lesser of the two) minimal investment towards closing costs or pre-paids.
- Credit scores of 620 (all files are looked upon on a case by case basis where the scoring is below the 620) and above or no credit score with non-traditional credit histories.
- NOT just for first time home buyers.
- Target 80% of the area median income and not to exceed 140% of the area median income (FY 2011 the AMI is at $62,100).
- Seller may contribute no more than 3% of the purchase price toward buyers closing costs and pre-paids.
- Community seconds are available to cover any closing costs or pre-paids that are over and above the 3% seller contribution.
- 45% maximum ratio allowed.
- 4 credit lines open and active for 24 months, one to be a housing expense (if from a private owner copies of cancelled checks will be required. If no housing we may use a demonstrated savings pattern as a compensating factor).
- No Private Mortgage Insurance.
- Competitive interest rate.
